A lease with roughly 30 years remaining is the first fact EdgeProp gives about 29 Changi South Street 1, a Business 2 factory site in the Changi South industrial precinct. Around that fact sits a short, dated calendar, and this post follows it in order.
6 October 2026. EdgeProp published its report that the site is offered by expression of interest (EOI) at an indicative $12.8 million, with vacant possession. The report gives the land as 77,237 sq ft and regular in shape, the plot ratio as 1.0, and the existing building as a two-storey factory-cum-warehouse of about 49,693 sq ft, a plot ratio of about 0.64. Business 2 is the zoning category for general industrial activity, a JTC lease means the land is held under a lease from JTC, and plot ratio is total floor area divided by land area.
From 6 October to the close, the offer window. The EOI window stays open until the cut-off. In an EOI, interested parties prepare an offer and a proposal for the site and lodge it before a cut-off; the seller then reviews what has been received. The word indicative on the $12.8 million marks it as a guide for those offers and not a fixed price. The people this concerns most directly are manufacturers, logistics operators and owner-users in search of a site that already has a building on it.
13 November 2026. According to EdgeProp, the EOI closes at 3 pm on Friday, 13 November 2026, 38 days after the report appeared. After that hour the seller works through the offers received. Interested parties therefore have until that closing hour on the final day to lodge an offer.
Beyond the dates, EdgeProp places the site in context: access to Changi Airport and to Singapore's logistics and manufacturing ecosystem, plus the ongoing Changi East development, the airport's largest expansion to date, which EdgeProp says should strengthen the area's role as a logistics hub. The marketing agent describes the plot as having a practical layout to redevelop into a new facility.
Read as a sequence, the calendar has a publication date, an open window and a closing hour, and the facts about the land, the lease and the building were all stated on the first of them. Any outcome of the EOI that EdgeProp reports after 13 November will become the next entry in this calendar.
SKYE @ TUAS and What Comes Next
SKYE @ TUAS is a 30-Year Leasehold B2 ramp-up development at Tuas Link Close, beside Tuas Link MRT, with approximately 309 units across 9 industrial levels and an estimated TOP in Q1 2027. The two leases are described differently: a 30-Year Leasehold for SKYE @ TUAS, and for Changi South a JTC lease with roughly 30 years remaining. Next on the site, the Sales Concierge will publish the balance units chart and recent transactions as units are released; the location page covers the Tuas setting.
Questions about the sequence can be put to the Sales Concierge through the register-interest form, and the homepage lists each daily note as it appears.
