EdgeProp reported on 25 September 2026 that Ally Logistic Property, Taiwan's largest logistics infrastructure developer, and CapitaLand Investment broke ground on Omega 1 Singapore, a five-storey smart logistics facility at 19 Gul Lane in Tuas. Completion is targeted for the second half of 2028. Because the project pairs a building with shared technology, it is easiest to follow in three parts: how it is held, how the land is used and what the platform adds.
How Omega 1 Is Held: A Structure Explained From SKYE @ TUAS
The facility is an asset of CapitaLand Investment's CapitaLand Southeast Asia Logistics Fund. EdgeProp reported a development cost of $260 million. On completion it is expected to be fully leased to Ally Logistic Property under a long-term master lease with built-in rent escalation, according to a release dated 8 January 2026. A master lease places one tenant across the whole building, so the operating relationship sits with a single occupier.
Land Use and Technology: The Policy Angle for SKYE @ TUAS Readers
EdgeProp reported JTC's chief executive as saying that optimising land use and adopting technology at scale will be critical to Singapore's next phase of logistics growth. Omega 1 reflects that direction in its form: five storeys, 764,244 sq ft of gross floor area and storage capacity of 60,000 pallet positions. It sits in the western industrial and logistics cluster, near Tuas Port, Tuas Checkpoint and Jurong Port, which EdgeProp said supports domestic distribution, regional fulfilment and cross-border logistics.
The facility is the first deployment of Ally Logistic Property's integrated Omega logistics infrastructure platform in Singapore. The platform combines industrial real estate with shared automation, proprietary software and AI-enabled operational tools, developed and proven in Taiwan, and EdgeProp said it is aimed at fulfilment speed, operational visibility and supply-chain resilience. It lets occupiers scale without a large upfront cost for separate infrastructure.
